Centre overview
The soon to be Life & Home Morisset Centre is a large format retail (LFR) centre, which will contain 25,000m2 of floorspace.
The subject site is located approximately 2km west of the Morisset town centre and is within 500m of the Pacific Motorway, which provides convenient connections to Newcastle (30km north-east) and Tuggerah (20km south). Rail access to Sydney and Newcastle is via the Morisset Station which is located within the town centre.
Morisset has historically been a high growth region with attractive attributes and, with a range of significan’t developments in the pipeline, it is well positioned to continue to grow.
Location
The catchment area defined for potential LFR tenants at the Morisset Life & Home Centre site is based upon known trading patterns of existing retailers in Morisset.
The resulting catchment comprises a primary and two secondary sectors as explained below and illustrated in the map above.
Primary Catchment
Extends almost 10km east to include the Lake Macquarie peninsula as well as to the growth area of Cooranbong on the western side of the Pacific Motorway.
Secondary North Catchment
Elongated along Wangi Road and the Pacific Motorway to include Toronto, approximately 15km to the north east.
Secondary South Catchment
Extends from Wyee Point across the Pacific Highway to Gwandalan.
By 2030, it is forecast the catchment area will contain 74,067 residents.

The soon to be Life & Home Morisset Centre is located in a prime location, providing excellent opportunities for small and large businesses.
The centre will include over 700 car park spaces and will be conveniently accessed via a roundabout on Mandalong Road.
2021 annual LFR spending is anticipated to be $267.4m
